At Dundrum Lettings, we value your property just as much as you do. Outlined below are the two types of service we provide, namely our Letting Service and Letting and Management Service
LETTING SERVICE
1. Your property is inspected whereby a full appraisal will be carried out to determine the achievable rent together with any recommendations to increase the marketability of the property.
2. Your property will then be marketed on the internet and on Dundrum Lettings.ie
3. Viewings of the property will be arranged. We appreciate that viewings have to fit in with a client's lifestyle. With this in mind, viewings are conducted outside normal working hours and at weekends where appropriate.
4. Reference checks are carried out when suitable tenants have been secured. We take employer and previous landlord references. 3 months previous bank statements will also be required as proof of income.
5. On reference approval, we organise payment by the tenant of the holding deposit, equivalent to one month's rent.
6. The earliest possible date for moving in to the property is then agreed with the tenant.
7. On moving in, the tenant signs the tenancy agreement, the Private Residency Tenancy Agreement and the standing order form. One month's rent in advance is also requested on the day of moving in.
8. We organise the transfer of all utilities into the tenants' name.
Fee: 4.75% of the annual rent
LETTING AND MANAGEMENT SERVICE
Our management services commences on the day the tenant moves into the property.
Each landlord will have slightly different requirements and tailor our service to meet your needs. They will typically include the following services:
1. All of the services outlined above in our Letting Service'.
2. Full inventory prior to the tenant moving in.
3. Use of a Dundrum Lettings bank account to ensure rents are being paid in a timely manner.
4. Controlling arrears.
5. Dealing with tenant/landlord issues as they arise as efficiently as possible.
6. Ensuring all tradespeople are on hand to resolve whatever issue may arise, ie electrical, gas, decorative etc.
7. Quarterly inspections of the property, whereby a full report will be submitted to the landlord and any neccessary recommendations outlined.
Fee: 9.75% of the annual rent
